witth all that, you can assume it will cost more than if would to build a similar house of the same capacity brand new, not the sellin cost, the building cost, i would advise talking to a contractor if your not familiar with these thing casue if you start huiring trades youself you might make some costly mistakes as far as the order of things being done, sorry i cant give you more exact figures, prices vary quite a bit from state to state
